Hidden Potential

This is my new favorite HGTV show. I LOVE the things that Barry does to those crappy old houses!!!!

Re: Hidden Potential

I love seeing the transformations but I wonder how realistic they actually are, especially with the prices they estimate. Also, the renovation costs can't be factored into the mortgage/purchase price unless the appraisal supports that amount so I guess all those people have to have it in cash?

I'd love to see a follow-up show that showed what the houses look like now.

Re: Hidden Potential

I think the prices are pretty accurate - out of all the shows on HGTV they are about the only ones that factor in the costs of materials AND labor.

You can get that $$ added onto a mortgage if you do a rehab loan on top of the first mortgage.

Same here!!!

And I too would love to see an "after" show if anybody actually followed Barry's design plans.

Good to know. I thought you could only get $$ added to your mortgage amount only if it already appraised for at least that value. Because what happens if the bank forecloses? The property they are foreclosing on wouldn't be worth the loan amount that they gave.

I could be wrong, but I remember that one of the mortgage conditions we had was that the property had to appraise for at least the mortgage amount.

Re: Hidden Potential

he definitely has a great eye. Sometimes I see the costs and think that they are pretty right on for labor and materials and sometimes I think they fudge them to get under budget. I saw him put in a new kitchen with cabinets and taking down a wall and he said it was $17K. While I think you can do it for that much - with your own labor - I think it would be tough to hire someone and get all the materials for that price.

Re: Hidden Potential

I love the show but think his pricing is totally underestimate on some of the work. You don't sheetrock and finish up and entire attic with new wall, doors, etc.. for only $18K
