I am looking at the sellers Disclosure Statement and they did check off that it has a fridge. So technically, they should provide us with one since their Statement says it has one. They didn't check off washer and dryer so they obviously didn't make a "mistake" by checking off fridge.
they may be thinking of putting in a basic fridge then. I saw a house that we ere considering and they wanted to take their fridge with them but offered to put another (lower end) one in for us.

They are not priced lower with other homes in the area. THe thing is, when everyone in this particular area bought their homes (a year or 2 ago) they paid ALOT more than what they are asking for now. That's not my problem that they paid 40,000 more than they are asking now. I shouldn't have to pay more for this house just because the sellers were ripped off when they bought it.

But if the homes are priced 40,000 below what they bought them for- you can't reasonably expect them to go much lower in price- not without ALOT of negotiating.....
I suppose you should just wait it out and hope they'll counter with a lower offer....

If you REALLY love the house and it's a matter of $4K, I'd go for it. In the long run, it's not going to change your mortgage payments. JMO.

We just found the exact same house in the same subdivision for the same price.. with a washer, dryer and fridge. Go figure!

based on what you wrote on the post- about the pond- I say this house is a much better deal-
you can always change the appliances - you were going to have to buy them for the other house anyway

We just drove by it and the back of the house is not overlooking a pond. The photo made it look that way (love how pics can be deceiving!) The backyard overlooks the back of townhomes
