Does this sound right regarding contract
We had our inspection and there were a few things that we want fixed before we move in. I spoke to my lawyer about it who then spoke to the sellers lawyer and the sellers atorney suggested that I call the owner directly to discuss this. Is this the norm? I have never heard of that, I thought that is why I am hiring an attorney.
Thoughts please!!!!!!!!

it depends what the repairs are. Its not to rare, but if you feel awkward, tell your attorney to speak to them. I know when we had our concerns with the AC unit and we brought our own AC specialist in 2 days after the inspection, we spoke with the homeowners ourselves and they told us what then plan on fixing and then we had our attorney enter them into the contract and they signed off on them.

When we got our report, we stipulated a few things we wanted repaired, but we put this in the contract. We brought it to the seller's attny and he reviewed it with the seller and they agreed to the changes. We never spoke with the owner about them directly.

after the inspection, we told their agent, who told them what we wanted - the sellers moved out of the country and the father and brother were left dealing with the sale - so they pretty much said yes to anything we wanted bc they just wanted it sold already.
i would tel your attorney to speak with someone.

Actually this is quite unusual. EVERYTHING is supposed to go through the lawyers. If you do deal with them get everything in writing.

both are right -- but here's what my lawyer told me: The house needs to be in good working order to close. If say, the crawlspace needs to be vented (as is the case in my house) the seller is not obligated to do it b/c regardless, the house is structurally sound. If they WANT to do it, that's a different story.
My lawyer told me that if the lawyers do it, the sellers lawyer will know whether or not what you're asking for is required and make a recommendation to the seller. If you talk to the seller yourself, he/she may not know that they are not REQUIRED to do what you're asking. It may sound a little sneaky, but you have to look out for yourself first.
