My mother's house is in W. Islip and the homeowner's insurance she has had for years just sent her a letter that they are NOT renewing her policy this year due to the potential hurricanes.....
This is the point I am trying to make, or rather the question I have been asking myself. Some of you deny that global warming is an issue, and that is fine, but many other people don't. Those people are the ones that own insurance companies, or who will be prospective home buyers 10 years down the line. I am a teacher and of course, a perpetual student, and I do a lot of research. That is how I find out a lot of this information. As I shop for homes, I can't help but ask myself, will my home lose much of its value as years pass, and will I even be able to hold a mortgage, because it is a fact that many insurance companies are dropping people's coverage and are leaving LI altogether. Now, I am sorry if I have upset some of you. Maybe this was not a good topic for this board. This is just a genuine concern that I have. I will be buying a home here in a few months because I have to. The enviromental situation, though, has made me think twice about where I will be buying. I even spoke to several mortgage brokers who told me that south of Sunrise Hwy requires flood insurance that would run me anywhere from 1k -2k a year. I can not afford this, so my original home choices are now out of the question.

I think this is smart of you and obviously insurance costs are part of afordability so if it takes you over your budget then, yes, you should be concerned. As far as the South Shore, I don't doubt that they will experience flood problems. The insurance companies base everything on statistics and LI is due for a hurricane sometime in the near future(5-10 yrs)

Global warming wouldn't scare me off of Long Island, but I wouldn't buy a house in a FEMA flood zone. There are other things that bother me on Long Island, like contaminated ground water, that sacre me a lot more than the possibility of Long Island being under water during my life time.

My house doesn't have central air & we use a/c sparingly. My car gets 33 MPG & my next car will be a hybrid or something. I use reusable totes at the supermarket, every light in my house uses a flouresent bulb & we try to be very conservative w/electric. I'm getting better about recycling everything. I'm trying to do my part.

LI is an ISLAND.
The cost of flood insurance is actually increasing not only on LI but in other coastal states too. The entire West coast is due for a tsunami including Seattle. Insurance Cies don't like paying off homeowners when catastrophies strike. They have paid a lot of people over the recent years. FL in particular.
This is your choice to live in a coastal area. LI is surrended by water. So is the Outerbanks in NC. Some people will buy/build a house there, some think it's too risky.
Really, it's up to you to buy a house where you feel safe and secure.
Maybe you can live in the top of a mountain, you won't have flood but then again... you might have avalanches due the global warming.

Not to get all political, but global warming is something we should all be conscious of. I am not saying that LI will be underwater in 10 years, but we WILL see the effects of global warming in our lifetime. There was an article today in the Times that 80% of the largest glacier in South America has been lost in the past 20 YEARS, and they expect it to be gone in the next 3!! Again, I typically stick to the topic of the forum (Home), but DH is a sustainable architect and this is something we are both very passionate about.
I completely agree with you and your DH on this issue...However I am not afraid to purchase on LI.

agreed. you could buy a house in the middle of america and have it get struck by lightning! there's risk no matter where you buy!
not only that, if you did watch the Al Gore movie the effects of global warming are supposed to effect mostly manhattan and it wont be happening for another 60-70 years! i'll be looooooong gone by then!
