May I ask what percentage everyone is putting down on the LI houses???
DH and I are stumped at these prices. I realize they are coming down and I really don't want to move away from my family. We are starting to look and I was wondering, how much is everyone putting down? 5, 10, 15%?? TIA.

you can put down as much or little as you like. A lot of people put zero down now, there are loans out there for 2% down, then 5, 10, 20, etc?

we are probably putting 10% down. It really depends on the price we get. 10% if we move into something 3K, but obviously we want cheaper, so we are hoping that we can offer around 275K for these townhouses we love, that would move our down payment to around 12%.

Only 10% plus closing costs will be separate. We wanted to have some money left over. We will do an 80/10 loan.

We put 50% down but we had a previous house to sell that tripled in value in 7 years.
DH put 20% down on his first home to avoid PMI.

3% or 0%- my DH is the business so we don't have to pay for closing costs but we are going to have to buy a total fixer for the neighborhoods we want ( westchester)
and we will most likely do an interest only since he doesn't make the same amout of money every month- for average or bad ( yes there are $0 months due to timing etc) we will only pay the minium and then on better then average months we will pay double or triple

we are putting about 6% down and paying our closing costs out of pocket.
we found a program (FH is a city teacher) that we got a great rate (same as the rate I would get at the bank I work at, lol) and we dont have to pay PMI or do a piggyback

Probably 5% maybe less though so we have $$ for closing costs and won't have to borrow from parents and IL's !!

u can put down less than 20 to avoid pmi- just get a second mort. that is what we did.
