negotiating question
FH and I saw two houses that we liked this weekend.
One was 4 bed, two baths, attached garage.
the second was 3 bed, one and a half baths, had a garage but it was a part of the house, making the second house smaller (yet still big enough for us) than the first.
The second one was on a smaller parcel (.35 vs. .45) and was behind a school (turnoff for us)
however the taxes on the second one (same neighborhood) were $2k less because of the first house's bigger land and the addition of the garage.
NOW - the problem is they are the same price! The first one has been on the market for 7 months, price dropped $50K already (owners already moved)
the second one is new to the market.
we are unsure if we should (1) wait - there are other houses in this neighborhood not selling (2) bid on the larger house (probably $30K less), or (3) bid a LOT less on the third one.
any thoughts?

we are unsure if we should (1) wait - there are other houses in this neighborhood not selling (2) bid on the larger house (probably $30K less), or (3) bid a LOT less on the third one.
Being that the first house has been on the market for quite some time AND has reduced it significantly...and you seem to like it more...I would low ball the bid on the 1st house and grieve the taxes (should you win the bid).
You can't change location, so if the location of the 2nd house is a turnoff, I wouldn't even bother putting an offer in.
Not sure about the third house - you didn't mention anything about it

there are trees that block the school - i think im goign to go by when school is in session one day....
i just cant believe the houses are the same price - the second house definitely wont sell at that price if a larger, more updated, not near a school house is the same price!

if only the taxes on #1 were lower. I know I could grieve them - but if we are not successful that tax bill will just go up from there. I HATE TAXES 
we still have a few more houses to see in the area - but I think im crossing #2 off the list - thanks girls~

get the most house you can for the $!! adding on to a house is MAJOR bucks!! I would def go for the bigger house.

As they say, the two certanties in life are Death and Taxes and taxes are always going to increase. To grieve your taxes you have to have a very valid case and be able to prove that they are not consistent with other homes of similar size and property.
Saying that, $2k of a difference on a larger property and a larger home, really doesn't seem exhorbitant to me. So, if it was in my budget, I would go for #1.

If you don't like the school in the back of the house then I wouldn't even consider it.
My thoughts - if the first house has been on the market for months - and you really like it - then I would put an offer in. It seems like they need to sell and will probably be really happy to negotiate with any offer that you put in. And for the taxes - I mean - they are what they are unfortunately and it just sux!

I would definately offer about $30 k less on the first one and consider the savings on the house the difference in taxes for 15 years.

the first house is larger- but its not much larger - they are the same house - slightly different layouts - but the garage was converted int he first house and then they added a garage to the side.
the second house has the original garage. so while its bigger, its not alot bigger.
im so confused!
