What would you do? Yard vs master suite??

We have a farm ranch but our master is small- no walk in closet. No room for my shoes, queen bed, etc. we also have an acre of land but our backyard is mainly unusable. It sloped down a lot. We started to get lots of estimates on. The property and I 200% underestimated the cost to level the land. It seriously would cost more than half of a dormer!!! Would you make the property gorgeous. Totally usable and very flat or would you make a nice patio with some shrubs, keep the slope and instead save for a master suite dormer?? No chance we can do both ... thank you

Take the bedroom. How often are you outside? You're in your bedroom every day.

Take the bedroom. How often are you outside? You're in your bedroom every day.



I agree.
Especially with the way the climate has changed in this region. You only get about 3 months to be outside, use the yard etc .

Are you in NY? Seeing as the yard is only usable for 6 weeks out of the year and is covered in snow the other 46 I'd opt for indoor renovations.

My kids are outside pretty much daily unless it’s raining, all year round.

I go to sleep and wake up in my bedroom. Otherwise I’m never in there. My bedroom is probably considered tiny but it doesn’t bother us at all...no walk in closet or master bath.

I agree, my kids love being outside and so do we. We also like to entertain outside.

If you have sufficient storage elsewhere I would focus on the backyard.

The yard, I do a lot of outdoor entertaining and my kids are ALWAYS looking to get out now that they can move. This is the first summer they can run around and the itch by the back door to get out there!

I'd go for the yard. My bedroom is a decent size, but not huge. I wish my backyard was bigger and laid out better (our garage cuts off our yard in a weird way) because I know I'd use it with DD and for entertaining a lot.

I think I would choose to do the land. But, everyone will have their own preference. Do you mind sharing details about leveling the land? I'd like to buy a place with a big property, but many in our area are unusable. You can FM me. Thanks!

Master for sure! In our master we had a tiny one door closet. So we had clothes all over the place. We just put in a master closet and it is sooo omuch better!! All our clothes are now in one place and we turned the smaller closet into all shoes!

Can you just make a section of the yard flat for your kids? An acre is pretty big. Maybe if you just did a quarter or eighth of an acre so they'd have some room to play and you'd have a little space to entertain, it might not cost as much? I don't think I'd bother leveling an entire acre. Also, I don't know how old your kids are, but as they get older they might actually enjoy the slope. We have a bit of a slope in my yard and my kids love sledding on it when it snows.

If part of the land is useable -- for entertaining, playing, etc. -- then I'd do the bedroom. It's something you will use every day versus just in warmer months/nice weather. If a yard is useable for basic needs, then I think most people don't need a huge property.

If you have no useable yard, then I'd do that, but maybe not do the entire thing. Just enough to have an area to use.

Can you do 1/2 the acre and save the rest towards the master in the future?
If you can't do both I would pick the master suite. More use and more value added.

For value added I would say expand house and do bedroom. I would think utility of yard would not be adjusted even close to rate you would pay to level.

Thanks all!! Leveling the lands isn’t in itself insane. It’s just altogether. Patio, fence, walkway, mild landscape/shrubs is around 35-40k. If we level half it’s $65k total If we level more than half that’s closer to $80k and at some point we’ll need to redo the driveway which will add at least $10k. the dormer would probably cost about $140k realistically. I was thinking to just do the patio and a few shrubs for now then save and if in 10 years we have money do driveway, fence and leveling lol!!! The projects never end!!!

Just do the patio and shrubs, then save for the master. I have a weird slopey backyard too and honestly kids can go to a park or a neighbors house for the big swingset. Don’t spend all that money for 8 active years of their lives. You and your husband will be able to always enjoy the nice patio and shrubs, and always enjoy the nice bedroom.

Master suite. I’ll admit, we have one in our house and every single day I wake up with this surreal feeling of amazement that this is where I live. To be it would be a no brainer.

the yard... For me, I only go into my room to sleep. I wake up, get dressed and don't go back into that room until I am ready to sleep again. We spend hours of the day outside in our yard and love having people over.
