Home selling question
3 bdrm House. 1 bedroom is a kids bedroom. Crib, bed, two dressers. 3 bdrm is a playroom. My 4 year old wanted to share with her sister. All Toys live in playroom. We are getting ready to put our house on the market and I was wondering if I should convert the nursery back into a bedroom for staging purposes.

As a buyer I wouldn't care. As long as I know there are 3 bedrooms to do what I want with, I wouldn't care what the seller was using them for at the time.

Home selling question
I agree with the other ladies, but make sure that the playroom isn't cluttered. The room will look smaller with lots of big toys and boxes. As long as the potential buys can accurately judge the size of the room, you should be fine.

I think it's fine. Just declutter!!! We're selling too and have a 4 bedroom and both kids share a room. We treat the front bedroom as a den it had a couch coffee table and TV and the smallest bedroom as a gym.

I agree with the pp. we are current looking for a house and I really try to block out the décor and just look at the size of the room etc. That's what matters to me.
I would just make sure the room is neat. It’s amazing how people keep their houses knowing other people are coming to look at it. I’ve been in houses that I've had to step over clothes just to get inside a room to see it.

We just got a storage unit so we told dd that half of her Toys are going there so we are choosing the ones she wants to keep. Pretty much her massive ass dollhouse, her kitchen, lols, hatchimals and some duplos are staying. Everything else is being packed up.

Omg. I know. Before we bought this house I was amazed at the crap people just had laying around. Our pictures are being done in 2 weeks so I have a whole list to get through. I cant believe how much crap we have. It’s rediculous.
I went to one house where there were bras hanging in the bathroom and it was an open house.

Home selling question
Haha and ew to the bras. Selling can get so stressful, especially if you have kids. I'm so anal about keeping the house pristine before anyone sees it. This go around I decided I'm having set viewing times. I drove myself crazy last time, not fun. Hope our homes sell fast! Fingers crossed!

I am house hunting now, and would rather see a lived in (uncluttered) house than something staged and fake looking. I want to picture us living in the house, and how my furniture would fit, and if there is enough space for my dad to have a bedroom and an extra room as his sitting room.

Poor things had such a dirty tank and they were climbing as if to get out. I so wanted to put them in my pockets and rescue them. I also went to a viewing where the dog kept me company while I was looking. It belonged to the son who was clearing out his mother's home. Good thing I like dogs.

Lol. I carried around an owners Pomeranian at one house we visited. The realtor was embarrassed. I didn’t care. I’m a bit stressed because I have a cat and a 75lb dog so I have to be ready to leave with them and their stuff when they want to show the house.

In my prior house, our dining room was a play room (small house, no space..) and we considered setting it up like a dining room again. Our listing agent told us it wasn’t necessary. The house sold the day it listed to the first people who saw it.

Home selling question
I wouldn't think twice about furniture in a room.
We saw some houses that I nearly died when I saw the mess but I think the type of clutter matters. As someone who has a toddler, I totally get not being able to corral the toys. And a messy garage or storage room doesn't faze me. Even when we found our current house, pre-kids, toys didn't bother me. But dirty clothes, food, etc- no way!

Rather than get a storage unit, just start packing! We had at least 20 boxes packed when we put our house on the market. We just stacked them neatly in the garage. It put a nice dent in how much we had to pack once we actually had to move...even though we hired movers to pack us anyway

i think its fine! I think the only way it might hurt you is if it makes the bedroom that they are sharing seem really small.

To me, it wouldn't matter. But do you watch those home shows on HGTV? All those people ever say is Oh No, this is terrible. We don't need an office (it's obv a bedroom used as an office) or we can't buy a house with these type of light fixtures or colors on the wall.
Some people need to be sold. Which is why a lot of realtors ask you to stage rooms a certain way to get more interest.
I say leave it as is but if you're getting negative feedback regarding space because of the way you have the house set up, you may want to change it up to appeal to everyone

Home selling question
Not sure where you live but with today’s market I doubt it matters unless your in a less than desirable area. Another vote for leave it a kids room. Saw many houses where 3 bedroom wasn’t staged that way and it didn’t matter to me.

Home selling question
As everybody else has said, it's totally fine. I'm looking to buy myself and that wouldn't bother me at all. Just declutter and clean!!!! Those are huge turnoffs for me...left a few open houses because they were so cluttered with kids junk all over every surface. I also have left places needing to shower thy were so dirty!
