How much rent can you get for....

a 1 bedroom basement apartment in Floral Park with utilities included?

Would it make a difference if it was a second floor apartment?

I think it depends , is there parking, dishwasher, closets, washer dryer access, how close to train, NYC schools or FP (if you were willing to rent to a parent with a child), use of yard, etc...?

And if everything was the same I think you could get more for second floor vs basement .

Basement apartments are typically less rent than say a 1st or 2nd floor since they are less desirable. Also, one bedrooms are less than a 2+. It depends on how big and the amenities? $1000-$1500 is the going rate if its not that big.

I would go on Craigslist or some Facebook rental groups and search apartments in your area and get a feel for what they are going for. Basements do generally go for slightly less.

My brother owns a 2 family in FP. He has a first level apt and an upstairs apt. There is a finished basement that has a kitchen but would be illegal to rent as an apt. So when you say basement vs. 1st floor I would say there is a big difference. If it is a true basement I would say it is probably illegal and you would be risking it if you rent it. A decent sized 2 bedroom with kitchen, living room full bath and dining room you could get $1800-$2000 depending on the condition. I would say that includes utilities except cable. 2nd floor would be little less. A parking spot is huge.

IMO, far too many homeowners on LI over charge for rent., Renting a room or apt is not meant to pay a persons mortgage, but on LI one would think so. The purpose is meant to add some income to assist the LL with bills. Most people have a had time affording 1800-2000.

Basement apts are illegal and require special windows to be safe for the renter as an extra exit. Are you open to allowing pets?

totally disagree, just because people are taking the apt does not mean its not an over charge, most people have no choice but to pay.

Te people I know that have apartments in their houses rented out do it because they can't afford their mortgage. So they need this income to be able to afford their homes.
Now they are most likely living beyond their means but that's another postChat Icon

um, no. The owner does not have to help the tenant out like that. They charge market rate, which is what ever a willing buyer or renter is willing to enter into a contract for in a particular location. It may be that rent is incredibly expensive, but that is a function of market housing demand, location, and availability.

It is based on supply and demand just like home prices and has no bearing on what the owner's mortgage is. Unfortunately there isn't an abundance of rental supply on LI so it is expensive...

Most of the times, landlords do rent to pay for their mortgage or most of it. Sometimes it's for extra cash or as an investment, but most of the everyday landlords are trying to help pay their own mortgages.

You also have some benefits as a renter - you don't have to take out a home loan, you didn't have to fork over a huge down payment like you would on a home purchase, you normally don't have to worry about lawn maintenance and if something breaks, you can just call your landlord.

I've been a homeowner and a renter. Being a renter is easier and more enjoyable.

IMHO do NOT include utilities. or at least have a flat fee and say it will be re-negotiated if/when needs to on a month to month scale.

If *I* wasn't paying for electricity you bet your ass I would have my A/C on in the summer 24/7. Plus, what happens if the person decides to set up their home business with 5 servers?

DON'T include utilities. That can add an extra $300+ to your bill every month.

I rented a 1 bedroom basement apt in that general area many moons ago... umm...20 years (whoa) and it was $700.

I then rented a basement studio - same general area and it was $600.

Make sure you neighbors are fine with the illegal apts. I also stayed in one the greedy landlord renovated the entire house and made them into apts...the neighbors were not happy - and I can't blame them and the town was called. We were all evicted. From then on out we only rented legal apts.

I would think you would get a lot more rent for 1st floor vs. basement. Also , make sure there is a parking space included as you cannot park your car on the street in the Vilage of Floral Park overnight. I think it's 2 am - 6am.
