Talk to me about towns in Nassau & western Suffolk

Dh and I strongly considering moving west. We live in fairly eastern Suffolk and dh new job requires him to be in Manhattan a few days a month but in western Nassau every other day. The commute it awful. We have a high ranch that my parents have an apartment in. We would look for something similar. Good schools are a must. Budget 500,000 max can we do that anywhere?

I live in East Meadow. I think you could find something like that in your price range. My kids are grown, but the schools are good. My dh commutes into NYC from the Merrick train station.

Agree, though EM doesn't have it's own train station. Depending on where you are in town, Merrick, Bellmore, or Westbury stations are close. It's a large district with homes at most price points. A tiny bit of Levittown and a section of Westbury also go to EM schools.

You may also want to look at the other towns on the Babylon line, like Massapequa and Seaford. Wantagh would work for your commute but inventory is really limited...

Yes. When we were looking, I called Commack the land of the high ranch. Closest train station (depending on what part of Commack you're in) is Deer Park. Schools are excellent

Talk to me about towns in Nassau & western Suffolk

I am in Farmingdale and it has homes in the 300's and up (a lot).

Its one of those towns that you don't hear a ton about. Good schools, cute main street etc. I had never spent time here until I moved in 2009. We are very happy here. I commute into the city 5 days a week and its a 50 min train ride. Close to parkways etc.

We just moved to Greenlawn in the Harborfields school district and are really happy. DH commutes to Manhattan everyday and takes the LIRR from Huntington. I love that it never feels like it takes me that long to go anywhere I want to go, but that may just be because I'm no longer dealing with traveling on the BQE everyday :)

There are a number of homes for sale in the 500 range.

What about western Nassau towns like Lynbrook, or Oceanside. I live in Eastern Nassau and work in Western Nassau and it takes me about 45 min to get to work b/c of the traffic. So something to consider if he wants to cut down his commute time.

Is most of oceanside in a flood zone? Alot of the homes I looked at online seem to be very close to water?

Re: Talk to me about towns in Nassau & western Suffolk

Merrick or Bellmore. Its a 45-50 min ride to Penn on LIRR Babylon line. We recently bought a house in N. Bellmore and we love it here- we are minutes away from the Southern State, Wantagh and Northern State. I can't comment on the schools since DH and I are child-free but I have heard its a good school district.

Oceanside is "meh" for me - we almost bought a house there (the non-flood zone area) but what turned me off was that local traffic congestion really stinks on Long Beach Road as there are only 1-2 major streets that go in and out of the town. When I went to Oceanside to visit friends, I remember it took me at least 40 minutes to drive just 10 miles because of stupid traffic. If you go to City-Data, you will find lots of threads about the Pros/Cons of Oceanside and other South Shore towns.

Yes, OP, I would go pretty far west- Lynbrook and Floral Park are both nice. I don't think eastern Nassau would solve too much of the commute issue.

This is not necessarily true. It is fairly easy to get around oceanside while avoiding lbr if you know your way aroundChat Icon

It depends on where in oceanside... my DH's aunt and uncle live in oceanside but they did not get any Sandy damage.

Talk to me about towns in Nassau & western Suffolk

I'm in Wantagh, but Levittown SD #5 in Forest City. It's a very small community and i LOVE it! I went to high school in North Bellmore so I'm familiar with this area. you can use either the Bellmore or Wantagh train station. This area is very desirable tho so houses are only staying on the market about a month. so if you find something...grab it!

I used to cut through Waukena to get to LB road, also a few other streets off Oceanside Rd. Our old house in Baldwin Harbor was off Atlantic Ave so I used to cut through all these streets to get around. Its still a pain in the a$$ to be forced to go through endless stop light intersections to get to a main road.

West Islip has a lot of high ranges. With Your price range , you can get something newer with decent size property. Schools are great (from what I hear - we don't have kids but that's why we chose this town originally) Babylon train is next town over

Definitely worth looking in west islip

Check out towns on the babylon train branch mostly Merrick- Massapequa park that is a decent enough budget to find another High ranch in these areas. A bigger concern might be your taxes bc the taxes in these towns run about 9,000 and up.
