Looking for a nice place to stay that has a fire place and includes a hot breakfast.

The Attwater was great. They have gas fireplaces in a few rooms. They also have a breakfast cafe.

Samuel Durfee house was nice, but I don't remember if they had working fireplaces.

Architects inn! We had a great stay there a couple of years ago! Beautiful rooms, Close walk to the harbor, and amazing breakfast!!!

We looked into a bunch of places and we are staying here! It got great reviews on Travel advisor and a few other people that we spoke with said they recommended it. Can't wait!

Granted, it was a while ago 6-10 years, but the room we got originally was not what we reserved, we got a 2 br, but both were tiny, dusty and uncomfortable. We then got moved to the top floor which was bigger and OK, but not great and the beds weren't comfortable. The rooms seemed to be stuck in the 70s. The breakfast we weren't thrilled with either.
The location was great and we do like Newport. We have stayed in a timeshare around there more recently the Long-wharf.

We stayed here: http://www.victorianladies.com/
Very precious, great breakfast included, and walking distance to town in one direction and cliff walk in the other, so we never got behind the wheel of a car.

Cliffside Inn. Seriously the cleanest place I have been stayed in my entire life!!! And I'm insanely grossed out by all hotels.
