Would you buy without a CO for a doggie dormer?
We are in the buying process right now just waiting on closing date. But we found out that the house does not have a CO for two doggie dormers on the front (they can't find it in the original house plan so they think they need to get the co).
WOuld you still buy it and close without that CO? what's the pro and con to this?

I would contact the Township and ask them about the "consequences" to buy a property that does not have a CO. I would not tell where the property was though.

No.. let them get an expeditor. Or walk away...You can close with money in escrow but I wouldnt recommend it...

no i wouldnt, what if the work was not to code then its your problem and you may not be able to get a mortgage without the co..... they can hire an expediter to speed up the process

When we were buying our house we found out that there was no co for the entire house. . The old homeowners had to get the co because our bank wouldn't give us a mortgage without it. They got an expediter and it was done pretty quickly.

No, IDK if it's true but when we were closing they said we could possibly have to pay the back taxes on COs they weren't sure they had.

What does your contract say with regard to CO's? Are the Sellers responsible to provide all CO's at closing? Did they exclude anything in the contract? I would ask your attorney.

No way. If you eventually sell the house it could become an issue for you and then you will get screwed. Have them get the COs for the dormers or walk away.

We weren't allowed too. The bank would not go to closing without all COs for the house.

No way. If the buildings department should ever come and you don't have the paper work, forget it you will be paying fines and having to deal with going to the buildings department and having them come to your house to pass inspection, and without permits you may have to open Walls or take it down.

IDK if its true either but when I was closing on my house the owner could not find the CO for the porch they built and we were told this could be a big problem because if the CO is not included that means when it is registered our taxes could go further up.

Personally I would not, and most banks will not give you a mortgage with an open CO.

NO, your taxes will go up once you get it, and NO for the resale factor. You would have to get it in order to sell again. PASS!
