we only had minor issues, nothing we didn't already know about. So we had the patio furniture and BBQ thrown in...

But if there's something major, I would definitely negotiate for $$ off.

We demanded a new septic tank or money deducted (we got the new tank) and they tried to fix up most of the minor things.

I think it took about 1.5 hours...it's a pretty small house.

I tried to negotiate but the sellers wouldn't. It wasn't anything major.

I think ours took at least two hours.

We had a problem with the electrical. We had 100 amps and the engineer said that we really needed to upgrade to 200 amps. He estimated the cost at about $2k. We tried to get the sellers to come down that much. They refused and we decided to buy the house anyway. They had already accepted our offer, which was $15k below asking, and they could have taken another offer for $5k above asking, but chose to honor ours.

We tried to negotiate b/c there had been termite damage, and their electrical is not up to code. They gave us nothing and we bought the house anyway.
