Selling and Buying?? Moving In?? Did you close on the property that you were selling first?

I'm think logistically of how this would work. I guess that we would have to close on the property that we now live in but need to live there until we close on the house that we are buying. How would this work. Did your buyers have a problem with you living there for a few extra days to move into your new home? If you were the buyer - would you care? When we bought our first house we were renting and understood that the sellers need to stay a week extra. Thoughts??? never did a house to house transaction before. It all seems so sensitive. I don't want to lose a good buyer but we have no where to stay.

Well,once you close, the house is no longer yours. As a buyer I would be very wary of having the previous owners living there when I now own the house.

You should schedule your closing do coincide with your closing on your new home.

I can understand where you are coming from but a potential buyer doesn't know you at all.

Just FYI , Seller's don't like to sign contracts with a contingency that you sell your house . I know that when we did this last year, we couldn't find any seller's that would make that concession. Our Agent said that it's not commonly done. It's very stressful to think that if your buyer backs out that you would be on the hook for your down payment/deposit. Try to get the buyer's of your house to put the same down as you are so you wouldn't loose anything. We got our buyer's to put down more than us so if they backed out , we would keep their money. I think it's rare that a buyer that back's out can get their deposit back. Best of Luck.

That'sa great idea about the downpayment. That would make me much more comfortable in the event that they pull out.

I guess that I was refering to the fact that we would already be set to sell and close - closing dates are a couple of days apart. When we had the sellers in our house, they had to pay a fee per day.
