Second Bedroom...need some advice

We have a two bedroom co-op which we are hoping to sell once we determine where on LI we'd like to live (or can afford). We don't have children right now so the second bedroom isn't really used. We have a desk, futon (for guests) which is in the sofa position, and an entertainment center (I put my scrapbook supplies in it).

My concern is that when we go to sell, people will see the livign room type set up and perhaps not recognize that it's a second bedroom. I need some thoughts and opinions on this.

Do you have a living room? I wouldn't view it as that. So long as it's clear on the listing and that your broker makes it clear that it's a TWO bedroom, it should be fine. I've been in rooms as such where I've been told that it was a second bedroom but that the couple had been using it as a guest room/office. It's not a big deal IMO. A buyer will do whatever he/she wants to with the second room.

I agree -- I don't think anyone will be confused by having your guest room set up like this. I don't think it's uncommon to have a guest room set up for other uses.

Believe me... they won't think that way.

My 2nd bedroom was my "office" and my wife's dressing area.

The best thing you can do is remove all unnecessary clutter from the room and you are good to go.

Only an idiot would not realize that was a second bedroom... AFTER they read the listing and see its a 2br unit... AND after they see the original living room and 1st bedroom.

Wow you all have no idea how much better you are making me feel. A coworker had me all nervous because he is trying to sell his place and keeps saying that since the second bedroom is set up like another living room people are having a hard time understanding that there are two bedrooms. At first it seemed weird but he kept talking and talking and I am obviously very impressionable. Chat Icon

I will definitely follow the advice to advertise it clearly as a two bedroom and to clean up the second bedroom as much as possible. I feel better. Chat Icon

If you can put the futon in the down position and put pillows and a comforter on it and pare down the desk to the minimum, then I think people will recognize it as a bedroom with a desk in it and not feel like it is a second living room.

I was thinking the same thing - but even as is, I don't think people should have a problem.

I would def. view it as a guest bedroom and not a living room. I wouldn't worry at all.

I just want to say that I also think you are fine. I cannot in a million years believe people would be confused. I agree with the comment about removing clutter so they can get an idea of the size of the room - I know alot of times people have trouble with visualizing the actual size of a room when is full or cluttered. But to confuse it for a LR? LMAO!! Sorry, but I cant imagine what your coworker is talking about.

Ang, I think you are completely okay with people not confusing the second bedroom as a LR. It will be listed as a 2 bedroom right? They'll know your LR from the set up (which is just beautiful). I think the ladies advice on how to have the futon set up is also a great idea!

Is the room a decent size? Can you fit a double bed in there without a problem? If it's a small room, I might try to set it up as a BR, so that people realize you can fit essential furniture in there, but otherwise you should be fine.

Yes - it's actually a very nice sized room. The people we bought from had two small boys at the time and the room had two twin beds (not bunk) plus their furniture.

DH thinks that my coworker must have a very small second bedroom and it may not be that people can't envision the second room but rather that there really isn't enough space to actually make it a second room...hence his problem. He also thinks I need to stop listening - and he's right.

We will definitely advertise as a 2 bedroom unit so like you all said...there should be no problem...whew I feel better. I'm going to go shoot my coworkers some dirty looks.

I would not worry at all. The co-op I am buying the second bedroom was basically a storage room. To me the kitchen and bathroom were the most important things.
