Question about home inspections

We're scheduled to have our home inspection tomorrow. We're trying to figure out what is proper etiquette regarding the issues that are found. Do you immediately put in a counter offer for the sum of money the inspector estimates the repairs will be? Not sure how to handle this.

it depends on what comes up. give a copy of the inspection report to your attorney. if its minor repairs that are less than $1k then more than likely your attorney will negotiate with the other attorney on what the sellers are willing to do and then that will be added to the contract.

if its major things that add up to more than $1k then the attorneys will renegotiate the price and/or work to be done.

You won't know everything at the end of the report.

If the inspector is smart - they will pull you aside after the inspection is done, and talk with you one on one to let you know what they found that may be unsafe, not up to code, etc. This way, the REA and the seller are not in ear shot of this discussion. The inspector is working for you - just remember that.

What we did - the guy told us what he was concerned about, he sent us a FULL report within 24 hours and we took it to our lawyer and asked him to have the seller work on a few things for us. The seller agreed - they were part of the contract, we signed contracts a few days later.

Exactly what igottabeme said. We looked over the inspection report with a fine tooth comb and then spoke to our lawyer about what things we wanted fixed or money back and he negotiated with the seller's lawyer.

send it to your lawyer when you recive it. he will look through t and make recomendations. talk to your attormey if there is anything you do not like.
