homeowners insurance
We are just starting to look at houses. I was wondering if people felt comfortable giving this info - what do you pay for homeowners insurance? We are thinking of nassau county - probably areas like East Meadow, Bellmore, Wantagh, Seaford, Levittown, etc.
TIA for any ballpark figures!!!

I don't have figures for you but just an FYI some people don't think about...
There are several variables in that area that can make a difference. For example, how close you are to the water, commercial property, etc.
Sometimes the biggest variable is not the town but those variables mentioned and things like aluminum wiring, proximity to fire hydrant etc. Two of the exact same model house on the same block can be assessed differently. Also companies can vary a lot on their quotes and if you have an umbrella policy etc.

I got a GREAT deal with Liberty Mutual. $450 a year for a 400k house in Levittown.
The dwelling (house) coverage is about 170k, and includes full replacement cost.

Thanks! This is exactly the kind of info I was looking for. I know things vary, but I literally had no clue what to put into the mortgage calculators when I was running #s. This helps, thanks!

We pay 485 for a townhome in NJ that we purchased for 400k too. It is a 2 bedroom, 2 1/2 bath, 6 room home.
Oh we got the insurance for replacement at the date of the accident, not for the value of the stuff on the date the accident occurs. So lets say the 2000 tv cost 200 dollars when purchased, but it is only worth 20 dollars today, well we would get the 200 to purchase a new tv and not the 20 that it was worth today.

Let me know if you need their number, they are out your way. I know that they will not insure a home with an underground oil tank.
The person I deal with is a sweetheart and not pushy at all. They also have a lot of different discount programs for alumnis and larger ocmpanies, or if you have other policies with them. We also just purchased life insurance with them.

Does that mean they won't insure if the oil tank is in the basement, or only if it is buried?

There is a new Nassau county law that states all underground oil tanks must be abated upon the sale of a house and all new tanks must be above ground oil tanks only. Up until a year or two ago the state was giving a tax credit of $500 to all homeowners who did this.
I had to abate oil tanks on two houses so far. Cost is about $2K for a 275 or 330 oil tank.
The Suffolk law is different as my uncle just got another in ground oil tank installed on his property and abated the previous one.

As long as the oil tank underground was decomissioned properly... you can get insurance.
I have an oil tank under my house... but we now use the above ground one. Liberty Mutual had no problem with this (and I told them i had a tank below... but it was filled).

i also have liberty mutual and pay around $600, it was just recently acquired, didnt move in the house yet. great coverage, dont' know the exact numbers but they are up there in terms of coverage.
eta: the house is in suffolk though
