Have you had a leakage problem in your finished basement?

If so, what had to be done to fix them problem? Drywall replaced? Carpets replaced? How much did the repairs cost you?

If you do a search, you'll see we had some major problems in our finished basement, that the previous owners failed to mention. We were able to correct the problem in one part of our basement fairly cheaply. We found that one of the underground drain pipes outside the house was cracked, and whenever it rained and rained alot, the water would back up into the basement. We also found keeping the gutters clean helped. However, in the end, we ended up putting in a french drain system in the basement along with a sump pump. The fact that we live in a very hilly area and sit high on a hill and the back of our house is at the bottom of another hill, we were surprised there was no sump in the basement to begin with.

Unfortunately, it was a very expensive job, because the sheet rock had to be removed due to the fact that when the basement was finished it was placed 10 inches from the basement wall instead of the standard 4 inches. It was also a very messy job. But very much worth it in the end, as the basement has been bone dry ever since.

my parents had to do the same thing at their house and it was Chat Icon Chat Icon Chat Icon !

after the pumps were put in they obviously had to change all the carpeting and instead put down tiles so that just in case there was ever a leak again it could just be mopped up instead of saturating everything! the sheet rock didnt have to be changed because the water level wasnt high enough to do any damage and there were floor moldings that took the brunt of the damage but they just repainted those.

my dad's a general contractor. i didn't ask him but i know from hearing about his past experiences that it could be something as simple as the siding being too tight and trapping water which leads it down (hence into your basement). Did you by any chance have siding put on your house recently? Or it could be something more like the other posters mentioned.
