Finally...I can post my good news
So I think pretty much everyone remembers the horrible story behind the house we signed the contracts on. It was a nightmare (you can read it on a previous post in the home section). Right after that, so many of you gave me such great advice and encouragement as well as links. I can't thank you all enough for everything. You picked me up when I was down.
After all that had happened, our lawyer advised us to break ties with everyone involved. Apparently, we could have filed complaints with the law firm for the seller and the RE agent but we decided to let it go. I do want to warn everyone...the lawyers MUST disclose when more than one contract goes out. What the seller's attorney did was unethical.
Anyway, DH and I decided to start looking on our own and to make some appts. We were so determined to make all that went wrong, right. We made sure to look up locations and all the other info before making appts. So, after a small break we picked up and made some appts. The first house that we went to was perfect and I fell in love with it right away. DH was unsure - he was afraid that it was the rebound house. We spent the entire day going to see homes and finally we went back to the first house just to see it one more time. DH still was not sure so we went home to think on it. By Sunday morning DH was on the phone with the RE agent for the seller to put in an offer. He said that he couldn't stop thinking of the house and agreed with all of my points.
So, we put the offer in and with just a little back and forth we all agreed upon a price - which was much lower than the nightmare house. Yay! Today (after only 4 weeks) we closed on the house. I can't begin to explain how excited and happy we are.
It's a cape. The kitchen has been updated and I swear it's basically move in ready. Of course down the road there are things we want to do but it is in perfect shape to move in right now. We just need to get the painter in and add our stuff.
The people that we bought from are just the sweetest, kindest most considerate people we have ever met. Such a difference from the first sellers. You were all right when you said something better would come our way. This has been the best experience and we love our home. We get the keys at the end of the week so I will definitely post pics.
Now I have to call LIPA, Keyspan and the water authority to get that all set up. I am going to be posting lots of questions...I need some major guidance!
On the co-op front...everything seems to be moving along...just very slow. We closed on the house but we are still waiting on the co-op. Our buyer was approved by the board and it seems that right now the lawyers are trying to coordinate a closing.

A 4 bedroom 2 bath house that's dormered and with basement lower than the other one you bid on? I say it's fate...and a blessing. And couldn't have happened to nicer people. Many congratulations!
