I don't really know what the average price of the area is - it varies. You really wont find anything for less than this price. Unless it's a total mess. Sometimes you'll get lucky and find something a little lower, like my neighbor's house, for a little less. My Dad's house is a 3BR ranch and is assessed at about $474k. Our house, a high ranch is $550k. My realtors house is $925k on the market! So the range varies so much. There are 2 houses in my Dad's neighborhood, one is a cape and is $399k but I hear it needs work. But I LOVE Northport/East Northport. DH and I grew up here and will raise our kids here. The schools are excellent and Northport Harbor is beautiful.

Good luck! E. Northport/Northport is on the North Shore in Western Suffolk - in fact its almost directly across the island from Islip.
I love it here...but I'm biased
