they have these service companies that you MUST call if something goes wrong but a lot of stuff is not covered. Our sellers paid for one for us, and not the one we had asked for. The one they got us is not good. If you do it, check to see how mcuh the fee is for the service co to come out. cause with ours it is additional to the cost of the contract and to boot most things that you would think of are NOT covered by the contract.

We had this the first year we bought our house through Foxtons(I don't think they do it anymore) Ours was a lifesaver. We had some problems with the boiler and hot water heater. You pay $100 for the call and thats it. I think it is great if you don't have a hefty emergency fund when you move in.

We had one that was paid by the seller through HSA and a service call is $50. I just got a letter in the mail asking if we wanted to renew it for another year for $400.

we got one on our new construction.

over the summer the electric line from the transformer went bad. Only half our circuit breaker was good--so my fridge, my a/c, certain outlets were not working. the electrician came out at 8:30 on a Sat evening and switched the breakers so at least I'd have my fridge and A/C. The power comp. was here at 9:30pm for a temp fix, and then back on mon to fix the issue.

Not a penny came out of our pocket.

Ours covers most things in the first year. AT 1 year they are supposed to do a walk through (certain cracks are covered if they are a certain width, etc)
