The sellers may balk at the idea of fixing everything. When we had our house inspected it turned out that the electricity needed to be upgraded and we tried to see if the sellers would come down $2k, which was the amount of the upgrade. They refused and to be honest, I understood since they came down $15k from asking.

I think it'll depend on a lot of other factors- how much they came down from asking, how much needs to be done, etc.

We only asked for the major two things - and honestly one was boarderline. We needed the gas furnace cleaned - we got 150 for that - and the gas company came and cleaned it for us for free. The other thing was some siding that the sellers warped. they had used their outside gas grill to close and warped them. so we got 500 for that.
eta: at the last second we were in a bidding war for our house so we had to bid 10,000 more than we had originally settled on. That was 1,000 above the asking price. (But they had lowered their original asking price by 20,000 and it was 19,000 less than the original asking price)

well, you can ask, but you might not get them to do it. honestly it depends upon what is wrong. if the issues are purely cosmetic - i.e. you do not like the color of the carpet, no they are not going to take money off of the purchase price for that. if there are huge stains on the carpet you might ask them to clean it.
with all that said, if their lawyer put a clause into the contract that basically says the seller is not responsible for cosmetic issues then you might not get anything.

None of it was cosmetic --- That makes a big difference. Here is how I would try to get them to pay for these things: I would ask your lawyer to draft a letter to the seller and for each point and include the reason why you are asking for each thing.
If you need to draft the letter to convince your lawyer to ask for these things, then this is what I would try to argue:

It was actually repair stuff, though pretty minor, such as some loose shingles along the edge of the roof,
Here, I would argue that water and moisture could get inside of the house causing potentially serious problems including mold, frame and house cracking (causing the drywall to crack, mildue, and possible airborne illness).

a broken stairway going up to the attic, - I think but am not positive that this is beyond a cosmetic damage and it should be repaired. if it is just a couple of nails that need to be hammered in, I would not make a big deal about it and fix it myself. Alternatively, if the stairs are completely broken, and are not passable, that you should ask them to repair the broken stairs.

a little bit of a leak around one of the windows, use the moisture argument from above.

a couple of cracked tiles by the pool, this may be cosmetic - you will have to ask your lawyer - I am not sure about it.

some cracks in the driveway that need to be sealed - again this may be cosmetic and I am not sure.
Bottom line, I would contact your attorney and ask him/her for his/her opinion.

Honestly, those are pretty minor. If they came down in asking price and the house was only on the market a few days I doubt it. If you are not in contract already they may have another bid waiting in the wings. Of course, you are talking about Florida so it could be an entirely different market down there. I know the house we just sold was in "turn key"/diamond condition and I was not willing to negotiate on anything as everything major was replaced in the past two years and completely repainted inside and out, essentially the buyer was getting a brand new house. We did not have a C.O. for the deck and we were not willing to get it ourselves or wait for it to clear as we got two offers within hours of our first open house (and that's later in the summer when the market turned). The buyer's bank did a drive-by appraisal and it wasn't on there so it didn't matter (Also keeps the taxes lower for the buyer) On the other hand, the house we bought needed major work. There was termite damage, aluminum wiring, and oil tank was leaking oil.

Sellers are usually only willing to negotiate for repairs that are 1. a safety issue (our new house had aluminum wiring, major fire hazard) 2. repairs to a major system (plumbing, electrical, heating, cooling) 3. if basic appliances are not functioning. Bascially,anything that really needs to be done right away.

I'd tend to let it go.

we gave our sellers a list of repair requests... some of them they agreed to, some of them they said no to... it never hurts to ask... we were actually surprised by how many things they did agree to fix!
